The Robert Angus team caught up with the West End Precinct to share some top strategies on helping you sell your house.

1.    Building your support team when selling. Selling a property can be a complicated process which is why it's important to have a good team of professionals to support you.

Summary of important things to know;

-    Good idea to talk to your bank or bank lender as there could be implications. Stephanie Murray share the same offices as Robert Angus and are great for this advice also.
-    Prepare your lawyer selling a property can happen fast so it’s good to understand the legal documents and process.
-    Find a real estate agent who understands the area and local property market and who you can feel has your best interests at heart.

2.    Property presentation is key. Selling a house empty although can be done, it is nice for the buyer to imagine some key spaces. At Robert Angus we can provide some home staging suppliers or give advice on how to re-style some of your current furnishings or what to bring into an empty house.

Top Tips on staging your home or refining what you currently have and creating that great first impression with big impact and low spend would be;

-    Assess the look and feel for your home with a buyers eye and go through every room and list what you can improve or remove.
-    Turn the garage if you have one back into a car space not a storage space.
-    A few inexpensive props like cushions can give a room a lift.
-    A tidy letterbox and well mown lawn are key for first impressions.
-    New fruit in fruit bowls. Filling with one type gives an arty look.
-    Declutter the kitchen and bathrooms.
-    Less is more.

3.    Choosing your method of sale and understanding the process for the property you are selling. Your agent will recommend and advise on the best sale method these could include;

-    including selling by auction or tender and how these methods differ from an asking price or deadline sale other hybrid methods, ie Offers.

The team at Robert Angus would love to assist you with your real estate requirements. Feel free to drop by and see them or contact them via their website.
